Failed inspection?
The closing isn't dead yet.

Most townships require a lateral inspection before a home sale can close — and a failed one stops everything. 828 runs the excavation conveyor: dig, pipe, inspection, backfill, restoration — always included — sign-off, closing.

The promise

Restoration is always included.

Rough grade, topsoil where needed, fine grade, grass seed and straw, mulch beds reassembled, and concrete sections that were cut through get re-poured. Nobody wants to buy — or sell — a home with a torn-up yard, and the job should leave the place better than the dig found it.

Referral intake — sellers, realtors, plumbers

Failed inspection? Start with the call.

Lateral jobs are closing-sensitive, so intake here is phone-first: call (484) 441-6397 and say it's a lateral referral. Kenny takes the property, the township, and the closing date, then coordinates with the master-plumber partner on the combined sequence — excavation and plumbing stay separate trades, each on their own portion.

Objections, answered

Before you ask

Why does the township require a lateral inspection?

Most townships in the area now require a sewer lateral inspection before a home sale can close. The lateral is the pipe that runs from the house to the main sewer line in the street — if it fails inspection, it has to be replaced before the sale can proceed.

Who does the plumbing, and who does the digging?

Two trades, each on their own portion. 828 handles the excavation — opening the trench, bedding, backfill, compaction, and restoration. A master-plumber partner cuts out the old pipe, installs the new line and connections, and completes the final inspection sign-off. One coordinated sequence, quoted and billed as separate trades.

How long does a lateral replacement take?

The excavation and pipe work itself is measured in days, but the honest answer is that timing also depends on township inspection scheduling — which is exactly why the sequence runs tight and the call should happen as soon as an inspection fails. If a closing date is at risk, tell us the date when you call.

What does our yard look like afterwards?

Restored. Restoration is always included in 828's lateral proposals: rough grade, topsoil where needed, fine grade, grass seed and straw, mulch beds reassembled, and any concrete sections that were cut through get re-poured. Nobody wants to buy — or sell — a home with a torn-up yard.

We're realtors (or the plumber is sending us) — how do referrals work?

Call (484) 441-6397 and say it's a lateral referral. Kenny takes the property details, coordinates with the plumber on the combined picture, and the excavation portion gets scoped fast — failed inspections are time-sensitive and they're treated that way.

Does 828 do the inspection itself?

No — inspections are the township's. 828 does the excavation and restoration; the master-plumber partner handles the pipe work and the final township sign-off on the build.
